Draft a Deal is a software service. We are not a law firm. We do not provide legal advice, legal opinions, recommendations on your real estate transaction, or any prediction of legal outcomes. The information you enter is placed on a standard Nevada residential purchase agreement form exactly as you provide it. We do not select clauses, terms, contingencies, or strategies for you.
You are representing yourself (Documents-only path)
By choosing the Documents-only option, you confirm that no real estate broker and no attorney is acting on your behalf through this product. You are solely responsible for:
- The accuracy and completeness of every answer you enter.
- The legal effect of every term in the resulting agreement.
- Negotiating, presenting, and executing the agreement with the seller.
- Receiving and reviewing all disclosures Nevada law requires of the seller.
The Represented path
When you select the Represented path, your transaction is handled by a Nevada-licensed real estate brokerage that is a separate entity from the software. You will sign a written brokerage agreement and the standard Nevada disclosures (Duties Owed by a Nevada Real Estate Licensee; Consent to Act, if applicable) before any substantive assistance begins. Brokerage services are governed by Nevada Revised Statutes Chapter 645.

Real estate transactions involve significant legal and financial consequences. We strongly recommend that you consult a Nevada-licensed attorney and/or a Nevada-licensed real estate broker before signing any purchase agreement, addendum, or counteroffer. Communications with Draft a Deal are not protected by attorney-client privilege.
Required Nevada disclosures
You remain responsible for receiving, reviewing, and acting on:
- Seller's Real Property Disclosure form (NRS 113.130).
- Common-Interest Community resale package, where applicable (NRS 116.4109).
- Federal lead-based paint disclosure for homes built before 1978 (42 U.S.C. § 4852d).
- Open-Range disclosure where applicable (NRS 113.065).
- Other county- or property-specific disclosures.
