Common questions
- Are you my agent?
- For the documents-only path, no. You are representing yourself; we provide software that fills out a standard form using your answers. For the represented path, yes — a Nevada-licensed broker on our team represents you under a written brokerage agreement.
- Is the form real?
- It is the same Greater Las Vegas REALTORS® standard residential purchase agreement that licensed agents in Clark County use. We pre-fill it from your answers and the county parcel record.
- What about the seller-side commission?
- Sellers no longer offer buyer-agent compensation in MLS by default (NAR settlement, August 2024). The wizard lets you ask the seller to contribute to your buyer-side cost as a concession; it is up to the seller to accept.
- Do I need an attorney?
- Real estate transactions are legally significant. We are not a law firm and cannot give legal advice. We strongly recommend you have a Nevada-licensed real estate attorney review the offer before delivering it.
- Where can I use this?
- Right now: properties in Clark County, Nevada (Las Vegas, Henderson, North Las Vegas, Boulder City). Other Nevada counties are coming soon.
